The brand, voice and marketing playbook for Signature Sim Rooms — custom golf simulator room builders across South East Queensland. Design. Build. Tee Off.

A note on this draft: built directly from the Price Guide 2026, the Premium A4 Brochure and the 4 Aug 2026 discovery call with John and Courtney — not a full brand discovery workshop. Sections flagged pending need the Canva brand pack, professional photography and a short confirmation pass with the team before this becomes the production reference.

Who We Are.

Signature Sim Rooms designs and builds custom indoor golf simulator rooms across South East Queensland — Brisbane, the Gold Coast, the Sunshine Coast and surrounds. We do the full turnkey job: framing, insulation, acoustics, painting, flooring, roofing and technology install, built around the space a client actually has, not a boxed product they have to fit their house around.

We are not a technology reseller. We are builders first — led by a qualified cabinetmaker and carpenter — who then help clients choose the launch monitor, screen and software that suit their budget and goals, with no brand lock-in.

The category we occupy

Construction-first, not tech-first.

Most competitors sell a piece of technology and leave the room to chance. We build the room to a premium standard, then integrate the technology — in that order.

The standard we hold

Design. Build. Tee Off.

One team, one point of accountability, from the first measurement to handover — whether it’s a home shed conversion or a multi-sim commercial fit-out.

“If someone’s building a four-million-dollar house, I want them to click onto our website and think, these guys are who we want to go with.

Founder Story.

John Thornton is a cabinetmaker and carpenter by trade. After rediscovering golf, he built a simulator in his own shed — a project rather than a product. Friends and family kept coming over, kept saying it was awesome, and the idea started to take shape.

John researched the category and found a real gap: nobody in South East Queensland was building custom, high-end sim rooms independently — most local competitors were tied to a single technology brand. He partnered with Courtney, who runs the brand, marketing and client-facing side of the business, and in 2026 they launched Signature Sim Rooms.

Growth came fast: their fourth build was underway within months, alongside a multi-million-dollar home in Wilston and a commercial project for GemLife, an over-50s lifestyle resort. Courtney handled the trailer signage, the social media and the original website herself before bringing in outside help to match the brand to where the business was heading.

In their words

“No one was really building them.”

“I started doing research about, you know, because it’s such an up-and-coming area… and I just noticed there was like a massive gap in the market. Like no one was really building them.” — John Thornton, on spotting the opportunity before starting Signature Sim Rooms.

“We ummed it up for ages and we’re like, no, stuff it, let’s just… start it.”

Gap to close: exact founding month/year and full founder bios for John and Courtney weren’t confirmed in the transcript — verify before this goes on the public site.

Section 03

Brand Archetype.

Signature Sim Rooms sits at the intersection of two archetypes: the hands-on Creator who physically builds the thing, and the Ruler who sets an uncompromising, premium standard for who the brand serves.
Primary · The Creator

Built, not assembled.

Rooted in John’s trade as a cabinetmaker and carpenter. The brand’s authority comes from craftsmanship and physical construction, not from reselling someone else’s product.

What this means for us

Show the build.

Process, materials and finish quality should be as visible as the finished simulator — framing, acoustic treatment and cabinetry are proof, not backstage detail.

Secondary · The Ruler

Premium, deliberately exclusive.

Signature Sim Rooms is not chasing every enquiry. It is positioned for high-end residential and commercial clients who want the best-built room in the room.

What this means for us

Qualify, don’t chase.

Pricing transparency and a lead-qualifying quiz exist to filter for the right client, not to convert every visitor.

Vision, Mission & Values.

Vision

The trusted name in custom indoor golf and entertainment spaces.

To become South East Queensland’s most trusted builder of premium golf simulator and entertainment rooms — anchored by The Sim Lounge as the region’s flagship venue.

Mission

Build it right, once, without brand lock-in.

We design and build turnkey golf simulator rooms with premium construction, honest pricing guidance and independent technology advice — a room built around the client’s space, not a supplier’s product line.

Value

Craftsmanship

Every room is built to trade standard by a cabinetmaker, not just installed.

Value

Tech-agnostic honesty

We are not tied to one supplier and take no markup on equipment.

Value

Turnkey accountability

One team, one point of contact, framing through to handover.

Value

Premium, not pretentious

Elevated finish and language, without being unreachable or overwrought.

Value

More than golf

Built for entertaining, family movie nights and multi-use rooms, not just the swing.

Gap to close: vision and mission above are drafted from the discovery call and price guide, not confirmed word-for-word with John and Courtney — sign off before publishing.
Signature Sim Rooms · Brand Guide · Part 01
Section 05

Brand Narrative.

The custom home-entertainment category is booming, but most golf simulator providers are technology resellers first: they sell the launch monitor and screen, and leave the room itself to chance. Homeowners renovating a shed or building a multi-million-dollar house end up with a screen bolted onto an unfinished space — or locked into one equipment brand before they have even confirmed the room will work.

Signature Sim Rooms starts from construction, not technology. John’s background as a cabinetmaker and carpenter means every simulator room is designed and physically built to a premium standard — framing, acoustic treatment, screen wall, finish — before any technology decision is made. Only then is the room matched to whichever launch monitor, projector and software genuinely suit the client’s budget and goals, sourced independently with no markup and no brand allegiance.

The result is a room that works as hard as a media room, an entertaining space and a golf simulator all at once — for a homeowner who wants somewhere impressive to bring people, or a commercial operator (a resort, a body corporate, an office) who wants a multi-use amenity built once, properly, by people who will still answer the phone after handover.

That approach has already carried the business from a single shed conversion to a fourth build within months, a multi-million-dollar Wilston home, and a first commercial conversation with GemLife — without a marketing budget beyond word of mouth and Meta ads.

Ideal Client Profile.

$40k–$80k+Typical project budget for the primary residential client
SEQBrisbane, Gold Coast, Sunshine Coast & surrounds — will travel for the right job
~20/wkInbound leads from Meta ads; goal is one signed job per month
Primary

The SEQ homeowner mid-build.

Aged roughly 35–60, high income, mid-build or mid-renovation — a new home, a shed conversion or a rumpus/media-room upgrade. Motivated as much by entertaining and lifestyle as by golf itself. Found via Facebook first, Instagram second, increasingly via AI search. Consideration cycles run long — leads often go quiet for months before returning.

Secondary

Commercial & multi-sim buyers.

Offices and staff amenities, corporate suites, resorts and over-50s communities (e.g. GemLife), body corporates and hospitality venues. Higher value, longer sales cycle, currently in early pipeline (quoted, not yet delivered).

Not a fit: sub-$20k budgets, tech-only buyers wanting parts with no build, DIY installs, and enquiries from outside travel range (Sydney/Melbourne enquiries are currently declined on capacity).

Signature Sim Rooms · Brand Guide · Part 02
Section 12

SWOT Analysis.

Strengths

  • Genuine tradesperson credibility — the founder builds the rooms himself
  • Tech-agnostic positioning is a real differentiator vs. single-brand competitors
  • Strong organic pipeline: 4th build underway, multi-million-dollar Wilston project, GemLife commercial lead
  • Confirmed, distinctive dark/orange/bronze-gold visual direction
  • Ranks #1 in ChatGPT recommendations for the category per the client’s own search (early AI-search signal)

Opportunities

  • Category is described by the client as “up and coming” with few local, independent builders
  • The Sim Lounge venue (12–18 months out) as a flagship showroom and lounge/hospitality revenue line
  • Commercial/multi-sim segment (resorts, body corporate, offices) largely untapped locally
  • AI/answer-engine search growing as a discovery channel ahead of most competitors adapting to it

Weaknesses

  • No reviews, testimonials or case studies live — the single biggest conversion gap
  • Current photography is phone-shot, not professional-grade
  • Website (Wix) limits SEO/AEO and can’t yet support a lead-qualifying quiz
  • Brand assets (Canva guide, exact typography) not yet finalised

Threats

  • National and multi-city competitors (e.g. Golfsim Australia, Bayside Golf) with more marketing scale
  • High volume of price-sensitive, uneducated cold leads diluting sales capacity
  • Capacity constraints already forcing declines of Sydney/Melbourne enquiries

Competitor Landscape.

A first competitor scan — built from public websites plus the reference sites John and Courtney named in discovery. Not a full independent competitor audit; treat as a starting map to refine once the new site is live.

White space: Signature Sim Rooms is the only SEQ-based, independent, tech-agnostic builder led by a tradesperson founder currently visible in this scan — most rivals are either national-scale generalists or tied to a single equipment brand. That combination of local, hands-on craftsmanship plus supplier independence is the clearest gap to lean into.

Target Audience.

Persona

“The Entertainer Homeowner”

35–60, high household income, mid-build or mid-renovation in SEQ (new home, shed, rumpus room). Rediscovered golf post-2020 and wants a space that doubles as an entertaining room, not just a swing bay. Evaluates by browsing Instagram/Facebook ads, watching finished-project photos and video, and increasingly asking AI assistants for recommendations.

What success looks like

A room, not a purchase.

They want to host a Christmas party in it, not just hit balls alone. Success is friends and family reacting the way John’s did to his own shed build — “this is sick.”

Gap to close: this persona is built from the discovery call, not a client-side research pass or CRM data — validate against actual won-job history once available.

Referral / word of mouthActiveOriginated the business (friends and family seeing the founder’s own shed build)

Content Strategy.

Primary channel: Meta ads, supported by an increasingly capable website. Formats: short-form video and photo content showing real builds, price-driver education, and (once collected) client reviews. Content principle: show the build, don’t just show the finished room — the craftsmanship is the differentiator.

What we do

Build-progress and price education

Real project photos/video, price-driver explainers, room-planning guidance, case studies as they become available.

What we don’t do (yet)

Professional video, podcasts, long-form thought leadership

VisualIdentity.

Signature Sim Rooms · Brand Guide · Part 04
Section 23

Visual Identity Overview.

Confirmed system: dark background dominant, with orange as the primary accent and bronze-gold for premium detailing. Cream is reserved for highlight moments only, never a page background — the prevailing feeling should be an immersive, dark simulator room.
Logo

Keep the existing lock-up.

The new Signature Sim Rooms logo (supplied Aug 2026) uses an orange house/golf-flag mark, white “SIGNATURE,” orange “SIM ROOMS,” and the “DESIGN. BUILD. TEE OFF.” lock-up on black. This is a brand refinement, not a refresh — the logo itself does not change.

Do not

Avoid a light, airy treatment.

Don’t default to cream/white page backgrounds, stretch or recolour the mark, or place it on busy photography without a dark panel behind it.

Gap to close: we do not have the logo artwork file for this draft (text-described only) — embed the real file once supplied, and confirm minimum size/clear space rules against it.

Body

Section 26

Brand Voice & Tone.

Four positions Signature Sim Rooms can hold with confidence, plus practical tone guidance by context.

“A price guide, not a quote.”

We publish indicative pricing because hiding it wastes everyone’s time with tyre-kickers — but we never present a guide as a final number.

“No brand lock-in.”

We are not an authorised reseller for any technology brand, and we say so plainly — it is a trust signal, not a limitation.

“Built, not installed.”

A cabinetmaker leads the build. That is a differentiator worth repeating, not a footnote.

“More than golf.”

We build entertainment rooms that happen to have a golf simulator in them — never “just working out of the living room.”

We sayWe don’t say
“Request a price guide.”“Request a quote.”
“Built by a cabinetmaker.”“State-of-the-art technology solutions.”
“Tech-agnostic, no markup.”“Authorised dealer for [brand].”
“You don’t need to be good to have a whack.”Golf-insider jargon
“This is a starting point — your quote comes after we see the room.”Fixed, unconditional pricing claims
“Working for the man forever wasn’t the plan.” (origin story, used sparingly)Overly corporate founder-story language
Tone shifts slightly by context: confident and direct on the website and ads; warmer and more personal in founder-story content; precise and matter-of-fact in the price guide and formal quotes.

Image & Photography Guidelines.

Photography is the current bottleneck. Existing shots are phone-captured; a professional shoot with Darcy at Hustle Haus Media is planned but not yet delivered.
Principles

Authentic over staged.

Real project rooms, real lighting conditions, real clients hitting balls — not generic stock simulator imagery.

Avoid

Stock and generic shots.

No stock golf-simulator photography, no posed corporate headshot backgrounds, no bright/white studio lighting that fights the dark brand direction.

Gap to close: no photo assets were supplied for this draft (only the two PDFs). Once Darcy delivers the shoot, replace this section with 3 real project photos and captions, and send him this brand guide as a style reference beforehand.
